Flooring

a)    The flooring in the living, dining, bedrooms, kitchen, will be of  vitrified tile.
b)    The flooring in the toilets, wash area & balconies will be of first quality antiskid Ceramic tiles.

Note : Size,   Color  and  brand  will  be of  our  choice depending  on  bulk  availability.

Wall Tiling

a)    Kitchen will have first quality ceramic wall tiles for 2 feet above the platform.
b)    Toilet will have first quality ceramic wall tiles for full height from floor level.
c)    Service areas will have ceramic tile for 4 feet height.
Note : Size,   Color  and  brand  will  be of  our  choice depending  on  bulk  availability.

Kitchen Platform & Sink

a)    Kitchen platform will be provided with black granite and Patti at the edge.
b)    Kitchens will have stainless steel or granite sink without a drain board.
c)    One loft of RCC will be provided in the kitchen.

Doors / Windows / Ventillators

a)    Main door frame and shutters will be of teak wood.
b)    Bedroom doors will be made of teak wood frame with paneled shutters.
c)    Toilet doors will be made of Teak wood frame with commercial flush shutter. One side of the door will have PVC lamination for suitable height.
d)    French doors will be made of anodized aluminium frame and shutters with glass of suitable size.
e)    Windows will be of sliding type with anodized aluminium.
f)      Ventilators will be of Aluminium.

Painting Finishes

a)    Living, Dining and Bedroom walls will be coated with putty and finished with emulsion paint.
b)    Ceilings will be coated with putty and finished with OBD.
c)    Other internal walls will be coated with putty and finished with emulsion paint.
d)     Main door will be of Melamine finish.
e)    All other doors will be finished with enamel paint.
f)      Windows and Ventilator grills will be finished with enamel paint.
The  color  of  the  paint  wherever  not mentioned will be as per our choice.
Alterations in the front elevation of the front flats & fixing of grills will not be entertained at any circumstances.

Electrical

a)     Modular switches of ANCHOR ROMA (or) crabtree (or) equivalent will be provided.
b)    Three phase supply with concealed wiring will be provided. The actual supply will be single or three phase based on the EB rules and regulations at the time of energizing the complex.
c)     Separate meter will be provided for each flat in the main board located outside the flat at the place of our choice.
d)    Common meters will be provided for common services in the main board.
e)    A/C provision will be provided in the master bedroom & 2nd bedroom  and only pipe provision will be given in 3rd   bedroom.
f)      15A plug points will be provided Fridge, Washing machine and geyser in toilets.
g)     The wiring for 5A points will be of 1.5 sq.mm rating adequate for equipments of capacity of 750W and 15A points will be of 2.5 sq.mm rating adequate for equipments of capacity of 1500W. A/C wiring will be of 4 sq.mm.
h)    Power backup for minimum essential points in each flat & also for common areas & lift will be provided.

TV and Telephone Cable

a)    TV and Telephone points will be provided in the Living, Master bedroom and 2nd bedroom.
b)    The cables for TV and Telephone will be provided from the flat upto a common junction point at a suitable location.
Plumbing & Sanitary
a)    All toilets will be provided with European Water Closet.
b)    Attached toilet of Master bedroom will be provided with Colour sanitary matching to tile.
c)     Dining will be provided with wash basin.
d)    Jaquar (or) equivalent fittings will be provided in the toilets.

COMMON AMENITIES

a)     An overhead tank of required capacity will be provided for borewell.
b)     Deep bore wells will be provided. The depth will be decided by us based on the yield.
c)     Lift of Johnson or equivalent make will be provided.
d)     Sump of required capacity for metro water & borewell water will be provided.
e)     Car park will be provided  by first come first serve basis.

SALIENT FEATURES

a)     Landscaped garden area will be provided in the main entrance to the apartment which will enhance the appearance of the main entrance.
b)    The Pedestrian pathway to the apartment will be neatly paved .
c)    Ground floor lobby walls will be decorated with mural Paintings or niches.
d)    Ground floor lobby will be of lavantae green marble or equivalent as per design.
e)    POP cornices will be provided for the ground floor lobby Roof with decorative light.
f)      Lift front wall will be cladded & will have grooves & designs.
g)    Security intercom will be provided for every flat for additional security.
h)    High quality JAQUAR fittings (or) equivalent will be provided for all the toilets.
i)       Main door will be provided with high quality teak wood frames & shutters of decorative cornices & beadings.
